Before applying, you should contact Development Services to check if your property zoning allows a secondary suite. You should also consider:
- if the suite is detached with a shared roof, it must have a heated common area like a breezeway
- secondary suites must have a separate entrance
- assessing the septic system and upgrading it if it does not meet the design requirements
Required documents
The following documentation is required before you can apply for a permit:
- Building Permit application form
- Plumbing Permit application form
- site plan
- two copies of building plans
- to scale of 1/4" per foot preferred, printed 11" by 17" or larger
- plans must note the layout, fire and sound-rated walls and ceiling
- Appointment of Agent form if you are using a contractor
- title search
- within the last three months
- Record of Sewage registered with Northern Health
- visit Engineers and Geoscientists BC or Applied Science Technologists & Technicians of British Columbia to find a Registered Onsite Wastewater Practitioner
- BC Energy Pre-Construction Compliance Report (required when the suite is an addition to the residence) Energy Step Code
- truss layout and details if applicable
- $100 application processing fee
